A let 2-room apartment in the front building at Jahnstraße 84 — a modern timber building from 2018, built to the KfW 55 standard and heated by a heat pump.
The apartment is on the first floor and offers approx. 69 m² of living space. Its centrepiece is the open living and dining area of approx. 31 m², with large windows and parquet flooring; the fitted kitchen with breakfast bar adjoins it directly. The living room opens onto the south-facing balcony of approx. 7 m². The bedroom of approx. 24 m² has room for a double bed and a large wardrobe. A shower room, utility room, hallway and a cellar compartment complete the layout.
Controlled ventilation, air conditioning, underfloor heating, engineered parquet and wood-aluminium windows with safety glazing define the fittings. The shower room features a walk-in shower, a heated towel rail, sanitaryware by Keramag and Hansgrohe and tiles by Villeroy & Boch.
The five-storey front building — known as the “URBANEST” project — comprises nine condominiums. The timber components were supplied by the South Tyrolean company LignoAlp; PEFC-certified wood was used, insulated with natural wood fibre. The design is by the Berlin architect Paolo Conrad-Bercah. A lift, a planted courtyard, bicycle parking and storage rooms belong to the building.
The apartment has been let on an open-ended lease since July 2025; the net cold rent is € 1,150 per month, around € 16.67 per square metre. Owner-occupation is therefore only possible within the statutory rules — the offer is aimed at investors.
Jahnstraße is a quiet side street in the south of Neukölln, in the Britz neighbourhood. Doctors, schools, nurseries and local shops are close by, and connections to the U-Bahn and the city motorway are good.
Neukölln is one of the Berlin districts with strong demand for rental apartments. Historic Rixdorf is around ten minutes away on foot, and the Britzer Garten park is about 3.6 km away.
